How far can the asking price from those listings be negotiated ?
Frankly there is no fixed rule. Typically Seller / Agent like to price higher than reserved price by say 5%. If you see a listing selling more than a neighborhood listing say by 10%, then it could be highly discountable, but here again, depending on landlord motivation to sell. A small percentage, rather not more of 5% of the total listings in our website are priced at net value. Meaning the price that you see is the minimum asking. Why there are such pricing strategy is simply because sellers want to generate high demands by attractive entry, and get higher bid from many offers. Generally in most cases, you could bargain the price to realistic level by around 5% plus minus, depending on situation.
Property Viewing - be sensitive
Property viewing normally take 10 to 15 minutes per condo apartment or /HDB resale flat, or 20 to 30 minutes for good class bungalow. Some houses are what-you-thought-is-not-what-you-get as listing agent/realtor or landlord may over exaggerate their property just to entice viewing. Whatever condition is the house, we always encourage buyer leave good impression to the landlord or realtor. Less negative comment the merrier as you never know, the landlord may have other better house for you ! When comfort engagement with the landlord is broken due to nasty remarks, you lose an opportunity to engage later, even though your have the budget they want. Always express good respect to landlord, as pride is not something can be exchanged for. Few landlords reject buyer who can even pay higher price, simply because of their insensitive approach hit their pride. Comments such as 'don't like such silly design' or 'no tastes at all..' or 'this stuff is worthless..' could trigger the point of no return, i.e landlord may not deal further with buyer in such manners. Do not negotiate price with the agent / realtors or landlord directly as slight negative remark could jeopardise deal. Leave that to us. Remember negative remark do not bring down price, respect and good rapport, YES.
Property Viewing - offer your price & terms realistically
Never propose anything if you do not intent to buy the property in the first place. Some buyers like to do this just to test Seller limit. This is strictly not our culture. When you ready to make offer, you could always start from lower offer, as long as it is reasonable & within the market tolerable range. What offers is considered reasonable or unreasonable ? Taking the last transacted price from caveat, banker advice or realtor input may serve as you as a guide. Typically buyers always asking for low price and that is norm. However if you hit too low below belt, though no foul is called in the real estate scene, but it can jeopardize the entire deal, some buyers even project in upper hand stance like 'my offer will expire by xxx date, after which my offer will be lower !' Remember when comfort engagement is broken, it can be hard to mend back, and seller might not want to negotiate price further because the initial offers was deemed as insincere. E.g an enbloc potential apartment had the last few transactions between $ 750k to $800, and the demand was quite hot. A buyer in fact had the budget of more than $800k, however, he issued a cheque of $$680k to the owner. Feeling insulted, the owner rejected, but the buyer up his stack every $10k until the owner angrily stop the bid. He informed the agent that he got tired such buyer and do not want any more offer from him, the fact the buyer like the house and willing to match or pay higher than the market price, and he just miss it by his own wisdom ! Hence when you are serious about making offer, do it right the first time, instead of losing it, afterall it is the dream shelter you're going to live for long time.
If the property is being tenanted, check the tenancy agreement for any inclusion of break clause. If not, the sales of the property will come with Tenancy term till its legal expiry. Also check with the owner if the price inclusive of existing movable furnishing. By default most properties are sold under vacant possession except fixture (such as air-conditioning, kitchen cabinet & wardrobe) to be remained. Last but not lease, inspect the property and ask if there is any structural defect or any outstanding issue related to the property which owner needed to disclose. Realtor will help you in this aspect, and ascertain the right ownership of the property before put down your option fee/deposit.
Documentations involve when your offer is made and accepted
Both private and HDB resale properties need option form for the purchase procedure. For HDB, the total option exercising fee must not exceeding $5000 while in private property, buyer pay 1% of selling price as option fee. Upon owner agreed and signed on the sales option, buyer must exercise the option with 9% of selling price within the next 14 days at his or her lawyer office. For new project sales, there are some variations. Typically the option fee (or called booking fee by developer) is 5% of selling price, buyer will need to exercise the Sales & Purchase Agreement form within the next 2 to 4 weeks depending developer terms, with the balance 5 % of selling price as exercise fee. Your bank loan will cap at 80% maximum of the valuation price of the property you purchase. Legal and stamp fee can be paid from your CPF ordinary account if you still have sufficient fund after the 10% pay out to the property price. Whatever shortfall from CPF will be top up by cash. Once you've decided to go with a bank on the home loan, the bank will recommend one of their panel of lawyer. Consult both the banker or lawyer, and the realtor on any property related need. The completion of HDB or private sales typically take about 3 months plus minus.
